How much does it cost to install or refinish hardwood floors?

Refinishing generally costs less than new installation because it reuses your existing wood, but the real figure depends on square footage, wood species, subfloor condition, and finish. We don't post a flat rate, because quoting a floor sight-unseen does you a disservice — request a free estimate and we'll give you a real number for your space and timeline.

Should I refinish my floors or replace them?

Refinish if your hardwood still has enough thickness left in the wear layer — it costs a fraction of replacement and keeps your original wood. Replace if the boards are cupped, water-damaged, or already sanded down near the tongue. We measure the remaining thickness during your estimate and tell you honestly which makes sense; we don't sell a replacement you don't need.

How many times can hardwood floors be refinished?

A solid hardwood floor can typically be sanded and refinished four to six times over its lifetime, depending on board thickness and how aggressively it was sanded before. Engineered hardwood depends entirely on its wear layer — a thick one may allow one or two sandings, a thin one none at all. We check yours before recommending anything.

Is hardwood worth it compared to luxury vinyl plank (LVP)?

Hardwood adds real resale value and can be refinished for decades, while LVP is cheaper upfront and fully waterproof but can't be sanded or restored — once it wears, it's replaced. For homes where longevity and resale matter, solid hardwood is the long-game choice.

Timeline & Process

How long does it take to refinish hardwood floors?

A professional refinishing job typically takes three to five days for around 1,000 square feet — sanding, staining if you're changing color, and multiple finish coats with drying time between each. Larger homes, humid conditions, and oil-based finishes extend that. We give you a firm, room-by-room schedule before we start.

How long does a new hardwood floor installation take?

Most residential installations take several days, and whole-home projects can run one to a few weeks, depending on square footage, subfloor prep, and whether the wood needs to acclimate first. Solid hardwood usually needs several days on-site to adjust to your home's humidity before installation — skipping that step is how floors end up gapping or cupping later.

What’s the difference between "dry" and "cured"?

Drying is when the finish's solvents or water evaporate and the surface is safe to lightly walk on; curing is when the finish reaches full hardness and chemical resistance. The distinction matters because your floor can feel dry in a day but stay vulnerable for weeks — walk gently early, and don't rush rugs or heavy furniture back.

When can I walk on my floors after refinishing?

You can usually walk on refinished floors in socks about 24 hours after the final coat — and with a fast-curing finish like Bona Traffic HD, often within a few hours. Wait longer before shoes, pets, and furniture. We give you exact timing based on the finish we used in your home.

When can I move furniture and rugs back?

Wait at least three to five days before moving furniture back, and about a week before laying area rugs. Rugs trap solvents and slow curing, so they go down last. For oil-based polyurethane, full cure can take up to 30 days — the floor is usable well before that, but treat it gently during the cure window.

Can I stay in my house while you work?

Yes — most clients stay home, especially with our dustless sanding and low-VOC water-based finishes, which dramatically cut dust and fumes. We can schedule room by room so you keep usable space throughout. For whole-home oil-based projects you may prefer to be out for a night or two, and we'll flag that upfront.

Dust, Finishes & Materials

Is your sanding really dustless?

Our dustless sanding captures roughly 90–98% of airborne dust at the source — it isn't literally 100% dust-free, and any honest contractor will tell you that, but it's a dramatic difference from traditional sanding that coats your home for weeks. You'll have far less cleanup and better air quality during the job.

What's the difference between oil and polyurethane finishes?

Polyurethane (we use Bona, Loba, and Basic Coatings) forms a durable protective layer on top of the wood, resists wear well, and is low-maintenance. Natural oils (Rubio Monocoat, WOCA) penetrate into the wood for a matte, natural look and easy spot-repair without refinishing the whole floor. We recommend based on your traffic, pets, kids, and the look you want.

Which finish should I choose if I have pets or kids?

For high-traffic homes with pets and kids, a hard-wearing water-based polyurethane like Bona Traffic HD is usually the most practical — tough, low-VOC, and relatively fast-curing. If you want a natural matte look and don't mind occasional spot maintenance, a hardwax oil like Rubio Monocoat repairs scratches without a full resand. We match the finish to how your household actually lives.

What finish brands do you use?

We work with the finishes professionals trust: polyurethanes from Bona, Basic Coatings, Loba, DuraSeal, and ProCoat, and natural oil finishes from Rubio Monocoat, Bona, Ciranova, WOCA, and Vesting. The right choice depends on your wood, your traffic, and the look you're after.

Can you match a stain to my existing floors or cabinets?

Yes — we sample and match stain colors to existing wood, cabinetry, or a reference you bring in, and we apply test patches on your actual floor before committing, so you see the real color in your light, not a showroom swatch.

What wood species do you install?

We offer a wide selection of unfinished lumber, so you're not limited to a catalog — common choices include white and red oak, walnut, maple, and hickory, plus specialty species on request.

Stairs & Custom Work

Do you build custom staircases and handrails?

Yes — we build custom stairs and handrails from prefinished or unfinished wood in virtually any design, and every staircase is built to code for rise, run, and width. Stairs require more hand-work and smaller equipment than open floors, so they're priced and scheduled separately.

Can you match new stairs to my existing floor?

Yes — matching treads, risers, and handrails to your floor's species and finish is one of the most common requests we handle, and it's what makes a staircase look built-in rather than added-on. We sample and match before fabrication.

Durability & Maintenance

How do I clean and maintain my new floors?

Use a finish-appropriate cleaner — never a steam mop or a vinegar-and-water mix, both of which degrade wood finishes over time. Sweep or dust-mop regularly, wipe spills promptly, and use felt pads under furniture. For oil-finished floors, periodic re-oiling of high-traffic areas keeps them looking new without a full refinish.

How long do refinished hardwood floors last before they need it again?

A quality refinish typically lasts 7–10+ years in a residential home before the finish wears enough to warrant another coat, and far longer with good maintenance and a screen-and-recoat in between. High-traffic commercial spaces wear faster. The wood itself, cared for, lasts generations.
