Wood Floor Refinishing

When existing hardwood still has thickness left in the wear layer, refinishing brings it back for a fraction of the cost of replacement. We take the floor down to bare wood with a dustless sanding system, then apply your chosen stain and finish — natural oil or polyurethane — for a surface that looks brand new again.

Cost & timeline

Every refinishing project is priced individually — the drivers are square footage, the condition of the existing finish, whether you're changing color or recoating clear, and the finish system you choose. We look at the space in an in-home consultation, then deliver an exact written quote — typically within two business days.

Most refinishing projects take three to five days for around 1,000 square feet, including sanding, staining, and finish coats with drying time between each.

Carpet

Soft flooring deserves the same care as hardwood — chosen deliberately and installed precisely. We source and install across the full range: whole-home broadloom, stair runners, carpet tile for commercial spaces, and designer patterns for residential and hospitality work.

Custom area rugs are cut and bound in-house to your exact size and edge detail, so the rug fits the room instead of almost fitting it. Every broadloom install is power-stretched and seamed to manufacturer spec — the difference between carpet that ripples in two years and carpet that stays tight for its life.

Cost & timeline

Every carpet project is priced individually — the drivers are square footage and room count, the fiber and pad you select, stair and pattern-matching work, and furniture handling. We look at the space in an in-home consultation, then deliver an exact written quote — typically within two business days.

Most carpet installations take one day for a few rooms or a smaller home; furnished spaces typically run two to three days.

Epoxy & Polished Concrete

Concrete doesn't have to be the floor you cover up — finished right, it's the floor you show off. We grind, polish, and seal existing slabs to a durable satin or high-gloss finish, or lay epoxy and resin systems for garages, commercial spaces, and high-traffic floors that need to take a beating and still look clean.

Deep Cleaning & Maintenance

Your hard-surface floors look clean — until you see what a real deep clean pulls out of them. We use trade-professional floor machines and lifting solution to draw the grit, grease, and film out of the grain that a mop just pushes around. The haze that dulls your finish over time comes up and stays gone.

This isn't a one-time service. On a twice-a-year schedule we keep hardwood, tile, vinyl, laminate, and waterproof floors looking like the day they went in — a few thousand square feet in a single day, floors that come back genuinely clean, not just wiped.

Subfloor Preparation

Every Cal Coast floor starts below the wood. We grind, patch, and level concrete and plywood subfloors to a flat, sound base. A beautiful floor laid over a bad subfloor will telegraph every dip and squeak within a year.

It's the least glamorous step and the one that determines everything above it. We don't skip it, and we don't hide it inside a vague line item.

Demolition & Removal

Tear-out is messy work, so we contain it. Plastic dust barriers seal the work zone from the rest of your home, and old material is hauled out and disposed of responsibly.

The result is a clean substrate to build on and a home that stays livable while we work, with no fine grit drifting into every room.

Sound Mitigation & Acoustic Underlayment

In condos, lofts, and multi-level homes, what goes under the floor matters as much as the floor itself. We install sound-rated underlayments and membranes that cut impact noise — footsteps, dropped objects, moving chairs — before it carries into the rooms below.

When your building or HOA sets IIC and STC requirements, we spec the assembly to meet them and document it for your building. A quiet floor is the kind of detail you only notice when it's missing.

Custom Hardwood Installation

We mill from a wide selection of premium unfinished lumber, so your floor is chosen for your space — species, plank width, and cut — instead of pulled off a shelf. We plan the first row so board widths stay even at walls and entries.

Every joint is staggered by hand for strength and a natural, pattern-free flow across the whole floor. Layout is mapped to your sightlines so the wood draws the eye exactly where it should.

Groove & Peg Flooring

Groove-and-peg is a traditional, handcrafted floor — wide planks with a defined groove between boards and decorative wood pegs set along the seams, the way floors were laid in early American and farmhouse homes. It reads as custom and old-world the moment you step into the room.

We set the pegs in a complementary or contrasting species — walnut pegs in white oak is a favorite — and ease the board edges for an authentic, hand-laid groove. Whether you want true face-pegged planks or simply the look, we lay it out to suit the room and the character of your home.

Sanding & Refinishing

If your existing floors have enough thickness left, refinishing restores them for a fraction of replacement cost. We take the wood back to bare with a dustless sanding system that captures dust at the source.

Consistent texture across the whole floor is what makes color and coating land uniformly, edge to edge. It's the difference between a refinish that looks new and one that looks patched.

Buff & Coat

When the finish is dull and lightly scratched but the wood underneath is still sound, a buff and coat — also called a screen and recoat — refreshes the surface without a full sand-to-bare refinish. We abrade the existing finish so the new coat bonds, then lay down a fresh layer of protection.

It's a fraction of the cost and downtime of a full refinish, and kept on the right schedule it adds years between sandings. We'll tell you honestly whether your floor is a candidate — a buff and coat can't fix bare, gray, or water-stained wood, and we won't pretend it will.

Deep Floor Cleaning

Over the years, hard floors collect a film that mopping only moves around — old cleaner residue, wax buildup, and grime ground into the grain of the wood. We specialize in hard surfaces — hardwood, engineered, and luxury vinyl — deep-cleaning them to lift that buildup and bring the floor's true color and luster back.

Each surface gets the method it actually needs: pH-correct products and just the right moisture for wood — never the harsh water or steam that warps and dulls it. On hardwood, a thorough deep clean also makes ideal prep for a buff and coat.

Wood Floor Repair

Damaged, stained, or squeaking boards rarely mean tearing out the whole floor. We cut out the affected boards and weave in new ones — matched for species, grade, width, and grain — so the repair disappears into the surrounding floor.

From pet stains and water damage to a single cracked plank or a section lifted by a leak, we handle spot fixes and larger patches alike, then sand and finish the area to blend. Done right, you can't find where the old floor ends and the new begins.

Waterproof Laminate & Vinyl Plank

When you want the look of wood with true waterproof performance, rigid-core vinyl plank and waterproof laminate deliver. They're a smart fit for kitchens, baths, laundry rooms, basements, and busy homes with kids and pets. We install click-lock floating systems over a clean, level, properly prepped base.

The result is a floor that stays quiet, tight, and flat for the long haul: no clicking underfoot, no hollow spots. That comes from leveling the base and laying the right underlayment before the first plank goes down.

Glued-Down Vinyl

For the most solid result underfoot, we set luxury vinyl plank and tile in a full-spread adhesive bond instead of floating it. Glued-down floors feel solid, won't shift or gap, and stand up to rolling loads and heavy traffic that floating systems can't.

That solidity is earned before the adhesive is spread: we moisture-test the slab and bring it clean, dry, and dead-flat first. Get that right and the bond holds for decades, not years.

Heat-Welded Roll Vinyl

For commercial spaces that need a seamless, sanitary, water-tight floor, we install sheet vinyl with heat-welded seams, the standard in healthcare, labs, schools, and commercial kitchens. Welding fuses the sheets into one continuous surface with no seams for water or bacteria to collect in.

We can carry the material up the wall as integral cove base, removing the dirt-trapping joint where floor meets wall. The result wipes down fast and holds up to the hygiene standards these spaces are held to.

Epoxy Flake Systems

For garages, shops, and showrooms that take real abuse, a full-broadcast flake system delivers a tough, textured surface that hides dust and tire marks while it works. We broadcast color flakes to full coverage, then lock them under a clear wear coat built for traffic.

A coating is only as good as the concrete under it, so our crews handle prep in-house: diamond-grinding the slab and moisture-testing it before anything is poured. That groundwork is what keeps a coating bonded for years instead of peeling in sheets.

Metallic Epoxy

Metallic epoxy is poured, not painted. Metallic pigments move through self-leveling resin to create depth and movement no two floors share — a statement surface for showrooms, retail, offices, and rooms that deserve one.

We work the pour by hand to direct the pattern, then seal it under a clear topcoat for protection and shine. Because every pour is one of a kind, we sample colors with you before installation day — what you approve is what gets poured.

Micro-Cement

Micro-cement isn't an epoxy — it's a hand-troweled cementitious overlay, applied in thin coats for a seamless, stone-like finish with no grout lines. It's the surface behind modern minimalist interiors: matte, continuous, and quietly dramatic.

At only a few millimeters thick, it goes over concrete, tile, or existing floors without demolition, then gets sealed for water and stain resistance — one uninterrupted surface that runs the length of a space.

Custom Handrails

A handrail is the part of a staircase you put your hand on every day, so we build and finish it to be as solid as it is good-looking. We craft newel posts, balusters, and handrail profiles in wood matched to your floors — or pair warm wood rails with wrought-iron balusters for a more open, modern line.

Whether we're installing a new railing or refinishing an existing one to match freshly redone floors, every run is built to code, with a graspable profile, proper height, and baluster spacing that meets safety requirements. The result is a rail that feels right in the hand and ties the staircase into the rest of your home.

Custom Stair Fabrication

Stairs are where a floor turns into a feature. We fabricate treads, risers, and skirt boards from the same species and finish as your floors, with custom nosings and edge profiles cut to match — so the staircase grows out of the floor instead of interrupting it.

Whether we're cladding an existing staircase or building treads up from the stringers, each piece is milled to your exact rise and run and fitted on site — mitered returns, bullnose or square nosings, open or boxed ends. It's furniture-grade joinery, built in the shop and fitted in your home.

Premium Finishes

We finish with the systems professionals trust: hardwax-oils like Rubio Monocoat and WOCA for a natural, repairable matte, and polyurethanes like Bona and Loba for hard-wearing protection in high-traffic homes.

We recommend the right finish for how your floor will actually be lived on, not the most expensive one. See the trade-offs in The Finish Collection.

How a project works

Every service we offer — hardwood, carpet, vinyl, epoxy, refinishing — moves through the same three steps. Different floors, same standard.

  1. 01

    Start Your Way

Visit a showroom in LAX, Malibu, or Lomita to see and feel full-size samples — or skip the trip and we'll bring samples to you. Either way, we talk through your space, how it's lived in, and what your budget does the most good.

  2. 02

    Measure & Estimate

We measure on site and check what's under the existing floor, so you're pricing the real scope instead of a guess. The estimate is itemized — you see what everything costs, and where you could cut.

  3. 03

    We Build It

Install, pour, sand, or refinish — whatever your project calls for. The crew works clean, keeps your home livable, keeps you posted, and walks the finished floor with you before the job closes. Done when you sign off — not before.

Good to know

Common questions

How much does it cost to install or refinish hardwood floors?

Refinishing generally costs less than new installation because it reuses your existing wood, but the real figure depends on square footage, wood species, subfloor condition, and finish. We don't post a flat rate, because quoting a floor sight-unseen does you a disservice — request a free estimate and we'll give you a real number for your space and timeline.

Should I refinish my floors or replace them?

Refinish if your hardwood still has enough thickness left in the wear layer — it costs a fraction of replacement and keeps your original wood. Replace if the boards are cupped, water-damaged, or already sanded down near the tongue. We measure the remaining thickness during your estimate and tell you honestly which makes sense; we don't sell a replacement you don't need.

How many times can hardwood floors be refinished?

A solid hardwood floor can typically be sanded and refinished four to six times over its lifetime, depending on board thickness and how aggressively it was sanded before. Engineered hardwood depends entirely on its wear layer — a thick one may allow one or two sandings, a thin one none at all. We check yours before recommending anything.

Is hardwood worth it compared to luxury vinyl plank (LVP)?

Hardwood adds real resale value and can be refinished for decades, while LVP is cheaper upfront and fully waterproof but can't be sanded or restored — once it wears, it's replaced. For homes where longevity and resale matter, solid hardwood is the long-game choice.

How long does it take to refinish hardwood floors?

A professional refinishing job typically takes three to five days for around 1,000 square feet — sanding, staining if you're changing color, and multiple finish coats with drying time between each. Larger homes, humid conditions, and oil-based finishes extend that. We give you a firm, room-by-room schedule before we start.

How long does a new hardwood floor installation take?

Most residential installations take several days, and whole-home projects can run one to a few weeks, depending on square footage, subfloor prep, and whether the wood needs to acclimate first. Solid hardwood usually needs several days on-site to adjust to your home's humidity before installation — skipping that step is how floors end up gapping or cupping later.
